If you know how to find land deals and get them under contract, I suggest skipping these programs and finding the right partner who can assist with reviewing the development potential of the land, getting it entitled, and so forth.Alot of value can be added in these first stages.

@Damien LeeWhen I am analyzing a deal I specifically look at what the value add opportunities are (i.e. 2 bed 1 bath with 1000+ sq. ft. there is a good chance a 3rd bedroom could be added, a mother in law suite, an unfinished basement/attic, attached garage that could be converted).

Lived there rent free for 2 years; now it's cash flowing at $300 per month, will be adding another roommate so it will be cash flowing at $650 per month in June. :)
