I agree with @Andrew Portnoy and I think that from a renter's point of view, they prefer a duplex over an apartment, due to more privacy, yard, etc., but also the conveniences of apartment living (we offer lawn care, snow removal, etc., things that would typically be expected of a tenant of a SFR, but are difficult to split up at a duplex).

Seller financing does not go on the credit report as does FHA or Conventional financing, and if you use land trusts for privacy reasons, an asset search can be difficult in case you get sued.

@Wendell Early, this guy is National and I know he can't tell us due to privacy issues.

Privacy is a nice commodity if you can get it, and that's something that's appreciated by tenants.

I treated them like I would any other tenant and tried to respect their privacy.

Another investor (whom I will not name for sake of his privacy and the fact I don't want you vultures near my private lender :mrgreen: ), who was interested in what I was up to pm'd me about what I do and then about becoming a private lender.

You have one rental and privacy probably isn't much of a concern.

We also enjoy the personal privacy and separation an LLC affords us from our business, e.g., all of our tenants understand the property they rent is owned by a company, not a person.
