I believe it's circumstantial and the critical factor is whether the builder uses an affiliated service brokerage or retains outside brokerages to handle their sales.

Your educational affiliation reminds me of Amway, I don't care for that marketing approach, that doesn't mean all the products they sell are bad, but it usually means they are overpriced for what you get.

Though, it's true, you CAN become an affiliated marketer for them and receive a commission, it's not required.

LIke i am in Vegas this month and closed 5 deals today all docusign other than the deeds. and now some states are electronically filing the deeds so just run out get notary at local affiliate title company come back home sign the huds and settlement statements and scan and return. 

@Patrick Philip Yes, you can drive for dollar and find owners on some websites such as reonomy.com (I'm not affiliated nor get any royalty from them) or any of your favorite sites that carry owner information.

It must be clear to all parties that you are only a "go between" and have no agency affiliation to either party.
