I would look to the modification agreement and ensure it spells out obligations specifically and would cross check any references made back to the note if the note was discharged to ensure that obligation can with stand legal scrutiny and would not be a violation of BK laws.

Run your numbers to see if you could withstand 11% vacancy for a few years in a recession, but expect 7% or so in a healthier market.

There are companies that do exhaustive market research on zip codes, income levels, demographics etc. and sell their research to companies primarily and research institutions secondarily.
