In the majority of states there just is not enough condos to warrant such laws I suppose.  

I had a 5 month gap from initial court filing to actual eviction because you first have to get a preliminary ruling (things like warrants of restitution). 

Are there any clauses that this situation would warrant that would not be in my standard lease that i use on other properties that are separate?

  $1000 is warranted in some areas of Pawtucket and Woonsocket but not all, and it also depends on your mix of units (i.e. one-bedroom apts don't usually rent for $1K). 

In one of the duplex units, a search warrant was issued, and the police found thousands of dollars of illegal drugs, as well as weapons. 

Now, if the lender took forever to find this out...that is a bad sign and maybe a different lender is warranted.
