I had a 5 month gap from initial court filing to actual eviction because you first have to get a preliminary ruling (things like warrants of restitution).

They always ask me why or it's too low, but then I tell them because the numbers I run only warrant the price I'm asking them to make an offer on. if the numbers don't work then why would I offer more, right?

  $1000 is warranted in some areas of Pawtucket and Woonsocket but not all, and it also depends on your mix of units (i.e. one-bedroom apts don't usually rent for $1K).
