I get with an attorney who says we can get some proof of heir ship documents from the sellers siblings, but we're still having problems closing. 

What if you had modular tiny shipping container homes where the main plumbing, electric, venting, etc. resided in standardized locations or were flexible enough to adapt to the plot they were on.
