As the market died, I pursued a teaching license and now teach Science and Biology.   

Running comps is more of an art form than it is a science.

And many of these firms are hiring talent of all ages, but in the area of robotics, sciences and other technology fields, a lot of young urban professionals are coming from CMU and need places to live close to these businesses.

Last I checked, they don't offer degrees in title searches, so it's not rocket science ;)

Andrew, my background is in antics and data science and I will tell you from 1st hand  - real world is far away from analysis... may be close.

It really is a science with the numbers and an art managing tenants! 

All from personal experience, we do a lot of bulk purchases in MI, non-paying occupants is something we have worked down to a science and are able to convert 70% to paying tenants.

Grad students in the sciences don't go away for the summer (with the exception of those who do  fieldwork during summers).

Being a landlord is not a perfect science, some bad tenants will get through your net.
