When a PM has their own staff bring property back to rent-ready condition, they present invoice copies of their necessary supplies purchased to the client/owner.

They will also address if you can use it to cover past-due rent.Since they are so adamant about getting their deposit back, I'd tally up every expense including the past due rent and send them an invoice for the remainder.

Send them a past due invoice too. 

I recommend to scan invoices and receipts, and store them electronically. 

If you know for sure they have pets you could always just invoice them the $100 fee each month and see if they pay it. 

I also wonder why lose a good tenant over only this and why was the plumber's invoice so high?
