We're in a housing shortage now and even those negatives he cites are not enough to seriously harm the market, based on experience here in IL ("the sky is falling" here with regard to people leaving, etc. - I've yet to see any ghost towns in IL - yet!).

I've known others very successful with more leverage than me in CA, and they all had respect for its power (to do both good and harm) and were strategically smart about when, how, and how much to apply even though their comfort level was a bit higher for it than mine ... these folks would rather end up with a larger portfolio of levered up assets where as I would like to retire with a smaller portfolio of free and clear, high quality, easy to manage assets that pump out cash for me consistently and with enough margin where I can sleep well at night and continue to save and invest if I choose, and we can both succeed with these different strategies.

I don't think that was contemplated in the facts the original poster laid out (but I might have missed that - I haven't had time to read all the posts).Let me just leave you with this thought - there are literally hundreds if not thousands of things a PM can do that might be argued by an owner as causing them financial harm.

Bad and good areas can be radically different in different countries, too (and with today's technology and ease of business transactions, the world's your oyster) - a bad neighbourhood in Japan means factory and shift workers, blue collar folk who, aside from potentially being a few weeks late in payment, would never trash or harm a property, or even cause their neighbours to complain about anything.In the US - different story altogether.

You have no rights at all from the position of holding any tax lien to possession or in taking the fruits of ownership.Seems you mentioned the business model offering "privacy" most thieves usually don't want to make known their escapades, perhaps a money laundering scheme might keep the rents paid under wraps too, but I don't see anything addressing the privacy side nor can it be to the point that this method can't be discovered.Well, again, I spent time addressing guru type matters keeping newbies out of harm's way.
