I'm not completely thrilled with the 5 day float till deposits are made.  

But again they only work if you have 'power' & a functioning float switch (also spares on hand).

-it's a little weird the IRS considers it affixed to the structure, as it's free-floating.  

Yes there were some minor advantages to be had by using a second mortgage with a lower interest rate, the float on your account and moving money around from one account to the other but it was a complex scheme with not a lot of advantage. 

Because the customer cant and wont pay to check the properties twice a day to re salt or plow drifting snow .

Chances are, their boilerplate verbiage grants them all the protections while leaving you, the client, drifting in a sea of exposure.

Use new screws (probably stainless) on reassembly - chances are good that they're the same as the other inner door panel screws, if you need a sample to take to the hardware store.The original problem may well be the timer, but sometimes the timer deliberately turns off the power to its own motor and waits for another device (like a float switch or a thermostat) to bring the power back. 

Are you floating payments to vendors in the hopes that the property owner will agrees you made the right call and be willing to pay you back?
