You either need toforce appreciation;wait until equity pay down + accumulated CFBT is sufficient to enable you to refinance to have removed all of your initial investment from the table; orwait until you are repaid from cash flow.When we began purchasing properties we decided on the number of initial properties and price range based upon the cash we had on hand.  

  I closed on my 16th unit today with no money down.  Closing next week on my 18th.  Thanks to Bigger Pockets for the inspiration and education.
