If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

You can get an electronic lock that you can change the codes remotely (Schlage Encode or the like) and have your cleaner available to handle issues once you find them.I would chat with a CPA.

. - As far as listing properties, I would suggest Zillow Rental Manager, but you might also consider other sources as well as posting a sign on the front yard - although I typically DO NOT do that because I'd rather get someone that is used to working electronically and I also don't want to draw unwanted attention to the house/property.Hope this helps give you some ideas.
