I've contemplated this question many times (believe I've made a few posts about it).  

I have been contemplating something similar to you, only we're thinking of doing a Reverse 1031 (where you buy the replacement properties before selling the relinquished property - still all has to be done within 180 days, but then you're not rushed to buy something after your rental sells). 

Homicide down 23%, Aggravated Assault down 5%, Robberies down 16%, Guns Seized down 11%, Traffic Fatalities down 12%, Overdoses down 26%, and interestingly Overdose Deaths are up 14%.

Im contemplating opening up HELOCs for the rest for more access to capital... but worried if its smart move.  

You can't sit down and contemplate your options before making a rational decision when you face an angry bear...Basically, whenever someone is apealing to a fear you have, you are being manipulated.

With a track record like yours, I'm sure people would trust you to manage a deal or two.....the management fees you earn from syndicating could allow you to quit your day job and focus full time on real estate quicker than a few years.I've heard of the word syndication but never even contemplated it or looked up what it is. 

🤣🙌Don't bother going down the "what is an asset, what is a liability" rabbit hole with him, I've been there and it will leave you pulling your hair out in clumps and weeping for humanity while contemplating if being one of the first people on a rocket to colonize Mars would be such a bad thing.

I'm contemplating selling before the potential increase that would take effect in January 2024.
