Given the 80/20 rule, the 80% will most likely fall into one of three buckets:People who will 'invest' by buying a primary residence at or above market value and giving into what is essentially a weak forced savings account.

The only argument would be if you want the payment as income for retirement or its your primary and you don't want the payment during retirement, and that's a weak argument at best.

The goal is they're trying to pick off weak sellers for a profit with none of their money invested.

This protection will differ from state to state going from very weak to very strong.

But most fall short, TV, family, relationships, fun are hard to reduce to make the hours needed to work hard at least 20 hrs a weak, at least 20 hrs on top of your day job.  8 hr Sat, 8 hr Sun, 2 hrs 2x nights a week.- I use 20 hrs a week as a minimum for you to climb the mountain of "beginner" to your first deal.

I ask all sorts of questions like their strengths, weaknesses, expectations, previous companies and work, about themselves and even how they will handle specific scenarios.Learn to let go of those tasks that are eating up your time but you know you can pass on to a VA.
