Doesn't seem like you're a financial analyst or perhaps even a basic bookkeeper, so the value to me seems rather low.

ask them what book keeping system they use.  

For example starting payroll, filling W-9 for independent contractors, tax rules, bookkeeping e.t.c?

QBO integrates with so many apps that you can almost fully automate your bookkeeping if you put some time into it.

@Nathan Harrison a lot of real estate investors (including me) work with @Phillip Weickert for our accounting, bookkeeping, etc.

My bookkeeping system easily accommodated it though.

I use Cozy as a tenant and there is no problem.Physical check may create unnecessary issues for bookkeeping and accounting so it is always better to collect rent through a software.If you consider to use a property management, most of the property management softwares have the rent payment feature nowadays.
