While some of their rules are a pain, everyone has to comply, like the neighbor trying to deny me access to paint the trim and fix the fence on his side, but the HOA rep stepped in and made him give me access to his yard to make repairs.

I usually figure $150 (3 hours labor) per window including trim work which is where I come up with the $300 per window average. 

Landscaping: Keep bushes, shrubs, and trees trimmed so they don’t touch the property.

Some examples are a slow drip from a shower, a closet door that lost some trim, a refrigerator where the gasket is peeling off a bit and could be glued back on, blinds where the rotation stick came off (but could still be opened and closed), etc.I normally fix requests, but it's usually at least $150 to get someone out to fix them.

Within 6 months rates went above the 1% hike we took.My advice is to review your investments and trim low performers.  

They don't trim by the sidewalks, shrubs overgrown.

Has anyone used HD for these items?  I bought windows from them b/c they had the best price but not sure if they're a better-price, easy-to-schedule supplier of these items.

Next day spray ceilings flat white, spray trim gloss white. 

Maybe some mulch and low growing plantings in front to clean it up and minimize trimming in that area.
