We originally planned to renovate the two units but have decided to demo the building as they need too much work.

I got up early this morning to take last nights kitchen demo to the dump before the kids woke up.  

I also think even if I do renovate this home I wouldn’t be able to rent it out for too much due to the extremely small size of the bathrooms, and I don’t think it’d be worth to make the demo for a few extra bucks a month of rent.I don’t expect rent prices to be increasing too much soon since I’ve heard of a lot of development occurring near GT housing.

I would kill for a demo account w/ dummy data just to see what it looks like back there to give them specific requests, but I can't find it anywhere.

Demo and drywall make a big difference, but painting and trim work take WAY more time.  

It has liens for the city demo of the house and cleaning of the yard.

House was in demo court and took me another $45,000 to stabilize but still feels good to know they paid me for it.

I haven't personally used Appfolio, but I had a local PM demo his platform for me at a conference and it looked really slick - definitely more powerful/feature rich than Buildium.
