You'll likely be able to get a 5% down, 3.5% 30 yr am - but also consider interest rates on are on the rise, so we might start to see a flatter rental market, and a slowing/declining RE market - so if you're comfortable having a small amount of equity in a property as things get tougher then go for it.

I wouldn't move forward with them because I'd be concerned there may be other misrepresentations in the future, and wouldn't want to put an owner at risk.I think it's a tougher call when it's your own property though - who doesn't empathize with a mom wanting better schooling for her kid?

At the end of the day you've learned some things like 1)small houses are generally tougher sales, 2) spending a little money to fix weird layouts is worth it, and 3)always maintain good quality (very important) and add one or two items that grab your buyers.
