It started with owner-occupied properties with ridiculously high mortgage payments and people losing their jobs and having NO reserves whatsoever to pay the mortage during their time without a job.

I've been on the phone all day long and nobody I know is having an issues whatsoever. 

As easy as this sounds, it's not simple and usually like pulling teeth.

I have one really good friend is really ugly, teeth problems, a bad skin condition, his hair is even worse than mine, and he actually dresses so bad you want to scrape stuff off of them.

I will consider sharing it with the folks I know have cut their teeth in the game already. 

It makes it more a run of the mill situation rather than pulling teeth.

Never had anyone move in or destroy anything whatsoever.

You might also concede though that there are plenty of customers out there that don't think a real estate agent brings any value to the table whatsoever with the mountains of free data available on the internet.  

This is what gets me up in the morning at 5 am to go get my teeth kicked in.

If you are in the business of selling notes...or buying....I suggest you have a contract.Your contract to sell should have reasonable default provisions for the seller...brokers usually have one for them as a buyer, for you to provide documents, accountings, statements, etc, but usually lack anything with teeth for the seller.
