The only semi-decent ROI seems to be student housing.

Maybe the range for small unit count RE allocating for a PM should be 45% (high rent area with no HOA) to 75% (low rent area, low class area (class D) with manager not expert in this class of RE).The 50% rule is the rule I am most in favor of it being semi accurate in a wide range of uses.

Set them up so they are easy to turn over -- Allure floors, standard washable semi gloss paint, month to month rental agreements so it is easy to get rid of non-payers (if that is true in your area), and clear instructions to tenants on what they need to do to get SD returned.
