I assume tenant belongings were ruined?

-You need to add room for error, and avoid financial ruin.

I’d get ready for lawyers.If that buyer had plans to finish the basement and turn it into living space, this would ruin their entire plan for the property. 

Previous landlord said dog is out of control and ruined the apartment.

If someone is just staying for a weekend and the air goes out, that ruins their who stay.

If he needs to access the plumbing then he isn't going to wait for you and your kids to do the demo.If he is a good contractor then don't ruin relationships because you don't want to be charged a few bucks for demo.  

It's easy to blame someone else for your own mistakes, but it's a terrible thing to try and ruin someone's reputation for your own ignorance.
