The issue is, the wholesaler doesn't have a good and binding contract because all of the elements of such a contract aren't there, at least when done the guru way, bug out clauses, lack of consideration, the other party has no clue of your plan so there is no meeting of the minds, what they have is a voidable contract.Now, you are representing your voidable contract as a good and binding one for which you want compensation, now you're entering fraudulent dealing.

She came back the next day with a copy of her lease that looked exactly like my copy except for a handwritten note saying she paid last month's rent. the note was written neatly but the seller has extremely shaky and almost illegible handwriting so I told her it looked fraudulent.

Any unique strategy that you would come up with here to get required downpayment funds back to you before closing title, or any other time for that matter would be..... let's say "not allowed", ie- potentially fraudulent.
