I agree with the previous responses, your best bet is to purchase a home that does qualify for traditional financing, there are down payment assistance programs available that can help enhance your 10%. 

I realize I could always make a lower offer to enhance the returns.

As much as you can outsource activities, there are many decisions which will either enhance or destroy the returns.

We're not competing against one another, but collaborating. 

Agree with @Warren Buan describe your amenities in a fun and interesting way; optimize your title and description by including phrases that people actually search for, you can also collaborate with a travel blog or website for additional exposure.

Google had advantages for collaboration, but I don’t think that has much value for me.

This does not enhance my experience on BP.Communicate.  

The best play would be to do what I've seen @Dennis Burian do and grab coffee with some members of the OKC RE community and learn how to maximize collaboration.
