I can have my realtor look at it on the day of the auction, as I will be in Raleigh NC.The title is clouded with 8 judgements from 4 creditors in 2011, and a homestead in 2016.

But if you mean to say will you get clear title because you know that the probate estate knows about a cloud on title, for example, the deceased inherited the property but the previous probate was never actually completed properly... then the current PR would have to QT from the court or they might even be required to open/re-open the previous probate to settle the issue.

You check back to make sure things are completed and pay people.You don't chase rent, you make your tenants send you the money electronically or by depositing into your bank account.If they don't pay you on time or don't follow your rules per the lease you evict them and get someone that will.
