It's simple to form but I don't think it's beneficial for RE investors aside from surface-level anonymity (Members can still be revealed for anyone serious about finding out).

Some will argue that if you buy in markets that don’t do mortgages, that the prices are more stable, which on the surface that appears true, but when the buying pool is primarily international investors with access to cheap credit in the states (until now), investors were able to get HELOC’s on their USA based properties to buy abroad with cash.

Most of the investors that I am working with, want this "good deal" on the surface.

They should be able to locate on the surface where the issue is, so that you can see if its where work was being done on their property and also they should be able to put a camera down the pipe to see what kind of issue there is.

Taking it down can just reveal plaster that is beyond repair.And even if the plaster isn't beyond repair, the process of wallpaper removal can be pretty destructive to the wall surface even if performed with gentle loving care.

@Andy MirzaAgree 100% that people should stick with what works for them.I have a iPhone X, microsoft surface book and a HP 34” curved envy.Since I really heavily on vendors I don’t have much paper.

@Scott Trench - 100% it takes time and better to do in depth than just surface on the same as CNN.

nothing takes pee out of carpet because probably not in it but in padding and subfloor, when you do pull up you will see, may be able to pull up a corner to check, I bleach floor underneath first before sealing because of bacteria, then install vinyl without seams or will seep again or waterproof surface,  no pets is not always the solutions as you should see what damage including urine humans of all ages could do, at least with pets easier to collect for damages
