I've been looking into real estate for sometime now, at first I didn't want to house hack I wanted to go straight into single family homes, but It's looking like a better option is to house hack. but all of the multifamily homes that I see are in very terrible condition, outdated or in unsafe urban neighborhoods.

Where a lot of lenders to FHA (203k or 203b) only a handful of lenders to the FNMA loans and I think they are large cap banks.List here: https://www.fanniemae.com/multifamily/dus-lenders#HUD (The FHA people) do give grants to states to rehab and build, but not directly to investors to my knowledge.These things change all the time though, so my knowledge might be outdated.

They make it hard to find the address, by only allowing you to use parcel numbers to find it, and once you do, the only information it provides is inaccurate tax assessments and outdated owner names.

Publication is a very outdated requirement, but New York Limited Liability Company Law requires both NY LLCs and foreign LLCs doing business in the state to publish notice in two newspapers (one daily and one weekly) in the county where the LLC was formed.If you don’t publish notice of your LLC within 120 days of forming your LLC, NY will suspend your authority to do business in the state.

I could:(a) Find a renovated home, move in and rent out as-is (prices are ~$260-300k)(b) Find a home that needs some TLC (prices are ~$150k), renovate as needed ($50-70k)I'd like to renovate/househack because I have a flexible move out date (any time before next May), I have cash on hand to make repairs, and I don't mind hiring out & supervising the skilled labor.SpecificsI've found on the MLS a house for ~$140k, around 1200 square feet.

I'm afraid if I wait until market equilibrium that I might have a harder time selling, because the home is older/outdated and not as nice as many other homes in the area.- Landlording/owning the property is mostly smooth-sailing, but at occasional times can be aggravating, time-consuming, or stressful.If I sell this house, I would not immediately buy another property.
