If that's the case, I don't think it affects your case, other than to add one more lease violation to the long list the tenant has committed.

I would stay far away.. you do not want to add on any additional stress factors when investing in real estate and being in an area that has a history of deadly crime is not ideal. 

I would put an add on craigslist, you might be surprised how much demand there is in real areas for free trailers as long as they can get them moved.  

In the end, it was going to cost us $2200 just to pay for all the add ons that the warranty company wouldn't pay for to replace just the furnace.

You will have to get the "add-ons" for the inspections with photos and the electronic lease signing, but you could price other companies such as Docusign to see how much they charge for that piece.
