From the ceramic tile factory, to the rubber mats for cars factory, to the tress factory to the chicken processing plant to any fast food place or store to the hospitals and care centers, they are all hiring!

I would look at Property Tax history as a more important deciding factor.  I

1. wood floors or wood "type" floors(aka Laminate, LVP,)2. new nicer fixtures(not the most cheapest basic ones, but, not over the top) and new switch and outlet plate covers3. clean fresh paint....behr swiss coffee, from home depot factory mixed so, very consistent between batches, and that makes doing spot touch ups and blend ins between tenants, very easy4.

They used to have factory type jobs in addition to the university campus. 

I complete ignore it for any calculations because you just cannot come up with a value that has any science behind it.One factor I will agree with is principal paydown.

Its the same as factories being socially responsible and paying their workers a fair wage, installing landscaping to limit noise, reducing emissions, etc.

If you see China shut down all businesses and imposed draconian measures in Wuhan in January, and is only now starting to reopen some of their factories (about 2-3% of all businesses). 

For example, my gas gun from the factory was setup for 200k btu's. my heater is only 130k btu, so you have to follow the directions and set the gun to match the boiler rating. also, if you are dealing with steam, be careful as steam boilers don't so much work on temperature, but rather pressure.
