Account Closed  in Oregon its tougher to develop outside city limits than inside them.. and many folks get burned not knowing this... depending on zoning it could be required that your minimum lot size for a SFR is 160 acres.and in an area were the properties were homesteaded in the 1800's there are far and few between parcels of these kind of sizes...

I don't deal in the private lending domain, so I don't really have the expertise to comment on that.A traditional Fannie loan is a common way to finance residential investment property, and my point was that the new regs could make getting that kind of financing a lot tougher - especially if it's a relatively small loan amount.

I think what most people telling you to go back to school are making the point that you are going to deal with adversity that is much tougher in real estate than in college so if you quit halfway through with that....whats going to keep you from quitting real estate when the going gets tough there???

So, if the seller chose the faster-closing offer then they are deciding that $x is the value of those 2 weeks that the faster closer offered, which is a tougher answer to give as a seller.
