Depreciation factors might include the location of the home, the age of features such as roof, the outdated design, the lack of more than one bathroom, the existence of a small family room, small living room and small dining room rather than the currently preferred one large great room, etc.They should order a new appraisal, a true FMV appraisal based on depreciated replacement cost and comparable sales.Does that help out, or am I still missing something?

But even that would depend on what they wanted to move in, and what kind of work we had planned for that time.Sort of the opposite of what you're asking...we have made arrangements with tenants leaving- they wanted some flexibility in the move-out date because they were buying a house, and had unforseen delays in their closing date (last June).

Even with the out dated MLS here in Denver, it is by far the best way to pull good comps.Try working with a Realtor if you need access.

It is a1960s house in good shape and livable but cosmetically very outdated with wood paneling, green tile in the bathrooms and old tile and laminate in the kitchen.
