Obviously different sized units and units with more or less tenants will have different consumption amounts.Hope that helps!

But the moral of the story is: review the POS prior to purchasing, or at least have a contingency for the review of the POS prior to finalizing your contract! 

It's a moral conundrum because by not telling them they can hold the fact that we withheld information over us and catch us in a lie, but if we do, my greatest fear is that we will be taken as "showing off"/ pride being the greatest of the deadliest sins  and/or authorizing more spending foolishness.

These are just some ideas - moral of the story, though: don't discount your skills - bring them to the table and fill in the gaps with other people (you'll fill in THEIR gaps).Good luck!

Tax consumption, not income.

I've lost some money in the past when the deal did not close...But as Sam says - yes, the float to get things off the ground is personal money.This is one area where there is a fair amount of moral hazard.

I am very well versed in the "Moral outrage and righteous indignation" arguments and know full well they carry zero weight in a court of law.

This is the one profession, that as long as you stick to your morals and don't break the law.

Water is included for my duplexes, but I have a clause if the consumption goes over some dollar amount per month or quarter, it will be billed to the tenant.
