My most pressing questions are about initial financing and the refinancing of the property.

Keep pressing and don’t allow anyone who ghosts you or give you a “no” to stop you.

If you're able to purchase owner occupied w/ low or no money down, you'll be hard pressed to find a better return on your money anywhere else. 

You'd be hard pressed to even find single families in at least a C class neighborhood.

It does not stop you from pressing charges.

My guess is you will be hard pressed to find someone there to do that as again Texas residents and the law place a premium on privacy and enjoyment.

I forget which agency it is with, but you can likely look it up for your state.A real estate lawyer can help you with all of this… but if your tenants have limited means, you may be hard pressed to collect the monies and you may have to weigh the worth of pursuing your filing versus the cost of doing it and likelihood of collecting.all the best!
