I think it's a question of timing and speed - for example, going back to the 2007-2009 credit crunch period when commercial mortgage backed security (CMBS) spreads increased 1.5%+ (much much wider at the lower end of the credit spectrum), there was an immediate impact on cap rates.

If I may I would like to share that in Texas I use the 1% rule on residential homes as a quick way to determine an estimate of the PITI before I crunch anymore numbers when figuring whether there will be any cash flow and the estimated amount of cash flow.
