As @Elizabeth Wilson and @Jeff Keller stated, an MBA is good for climbing the corporate ladder, but the best thing that helps build your real estate business is a good network, experience (learning from mistakes), and taking action.

I guess the only risk for the delayed deal date would be I might face a climbed interest rate but it’s hard to tell these days.

Prices are climbing and so are the rents but Cape Coral was it hard in 2008 and I think that was due to, besides the nationwide reasons, the lack of businesses down there.

Doing the initial deal may not be a big hill to climb.

sounds like you are asking a dolphin to climb a tree and wondering why it can't.You have a non-warrantable condo with a serious investor concentration problem, the condo itself may be a dog being a 1/1, with that many investors, the HOA may be in trouble financially and it may be a bit run down affecting value.A local bank and most brokers will not be able to get this done.  

Add that to the fact the Dallas area simply doesn't have the number of available private schools you find in other major areas, people are climbing over each other to get into these areas. 

@Dave Fagundes Just my thoughts on inner loop properties, the rent has been climbing since last year. 

Occupancy rates have been climbing and close to 65% where it was prior to covid.

Climbed the proverbial corporate ladder for about 7 years, went back to school to get my MBA (this is where you really learn how to think analytically and strategically - I actually very much enjoyed grad school), and still climbing the "ladder" (feels like a Jacob's ladder).
