I personally do have a rental property located right off of 8 mile which is the border and it has served me well thus far.

I'd put Campus solidly in a B class neighborhood with some parts bordering A class, just looking at property values.If you want C/D , hop over 71 and look at Linden.

Detroit has properties worth 250K + (Indian Woods / Palmer Woods / Downtown) and Detroit has properties worth less then 10K and if you do not know where these borders are because you do not live or have not spent a significant amount of time in Detroit you are guaranteeing yourself a hardship.

I used to own a house in Sumas, WA, just across the border from Abbotsford, BC. 

, so I found another affordable small town on the coast where it's nice and cool, wayyyyy up north at the Oregon border. 

The only place I lived where the train noise was horrendous, was a house I bought on the Canadian border in WA. 

It's an unoccupied duplex in a so-so part of town (but on the border of a good school district, which was part of the appeal.)
