Well, as a park owner and a lonnie dealer, I do not allow non owner occupied units either.

I did get one from a mortgage company and sold it to a Lonnie Dealer to rehab & sell.

When I sold them (I'm carrying the financing on all of them), I used a MLO, who also is a Manufactured Home dealer to work up the note and transact the sale.

You lose that privilege when that is your primary business, or you've don 2+ transactions and the IRS considers you a dealer.

I mean I was in Oregon and bought 13 new construction homes down there for the tax bene's it had to be new construction.. so it really boomed the area.. all the Casinos got the huge write offs car dealers all built new facilities office and retail went up all over the place.. it worked.. maybe something like that would work on a national scale..
