Statistically, people who are higher educated are more intelligent and earn more money...FACT.It's a single family home and the inspector searched every square inch of the place and found ZERO, let me say again ZERO evidence of bed bugs.

and @Jim Adrian you make a good point; it is an older home (1961) and we're looking at about 3 inches or so of insulation so far below the R-38 standard (which I believe is 13"?).

So I send her the repairs totals deducted from the security deposit      Paint $ 62.00  Painter $380.00  Screens $ 75.00  septic pumping $ 125.00  Grass cutting  $ 95.00  ( about 10 inches tall)  Screen labor  $ 75.00  cleaning  $ 100.00  for a total of  $ 912.00  deposit was $ 1175 . so she cot the difference .

Dip the tank when the tenant moves in , measure the inches in the tank , you can find a chart online that converts the inches to gallons .
