HUD disclaimer, because the scope of work needing to be done was less than $35,000 I didn't require a HUD consultant because its considered a streamlined 203k type loan, which can get pretty costly.

Michael did own the issues they had with the refer a friend credits in the past and said they have worked to streamline the system to make it way more efficient.  

203k Program is a tough scenario when going above streamline ($35K or below in repairs) The problem when you go farther out from the Philadelphia immediate market - Appraisal numbers just don't pop up based on renovation and rehab to a home.

Seasoned investors have streamlined methods for analyzing properties and getting to what really matters.
