HUD disclaimer, because the scope of work needing to be done was less than $35,000 I didn't require a HUD consultant because its considered a streamlined 203k type loan, which can get pretty costly.

203k Program is a tough scenario when going above streamline ($35K or below in repairs) The problem when you go farther out from the Philadelphia immediate market - Appraisal numbers just don't pop up based on renovation and rehab to a home.
