I think that the best part of Big Bear is the whole deal is already done as far as the rules, regs, parking etc...They were actually done a couple decades ago I think with getting at all that stuff mostly hammered out.

Successful investors take the time to truly hammer out their strategy so that they don't waste time looking at 100 properties they'll never buy.

I would drop the hammer and inform them they are in violation of the lease and to cease and desist or face eviction.  

I can go on a home building forum and state that you can frame a house with a hammer and nails.

This is a tricky situation that can either be handled with negotiation and finesse (probably less expensive and less trouble) or you can use the hammer of the law and take the tenant to court.

I usually offer first in a Letter of Intent, then fill in the blanks of a standard PSA after the broad terms are hammered out.  

If I had to guess having someone who is truely skilled in this craft, taking a chisel & hammer slowly raking the joints clean, maybe $25 a square foot.

Intentional acts ignoring the issue will get hammered, the bigger they are the harder the hammer comes down.
