I started off looking for SFR deals locally and given my experience, my full time business demands (running a green directory publishing company) and disinterest in being either a rehabber or a landlord, I finally gave up after several years of not pulling the trigger.  

start the eviction process...follow the state published landlord/tenant law eviction process to a T.stop all communication with her, but respond to her if she reaches out.

Publication RequirementsWithin 120 days after its articles of organization become effective, the LLC must publish in two newspapers a copy of the articles or a notice related to the formation of the LLC.

Look for companies that publish data sheets with specs and can answer technical questions on the phone.

We looked at FloMo and even HighVi, but honestly between the folks we know in that area and the published demographics, it seemed to be a market saturated wirh 'ownership'.

J Scott who wrote the book on Flipping published by BP prefers to use actual numbers for purchase holding and reselling and then add his expected profit in to come up with his offer price.

I am publishing this (and future reports) with the hope that others find them useful, however that is not my main reason for writing.
