Enter properties to do maintenance inspections twice a year.Walk the grounds at our 8-plex once a week and clean the coin-op laundry room there once a month and water plantings as needed.Field tenant calls when we are away.Schedule contractors for tenant needs and, as our representative, be present when contractors are working in a tenant's unit.Field prospective renter calls when we are advertising a vacancy.Assist with apartment turnover (clean out, painting, errands, showing, etc.).Give another perspective on planning upgrades or remodels of our properties.Do errands and help with paperwork as needed.

Opportunities popping up, watch for the freight train it comes in fast.Keep your credit good, cash in checking and stay on the w-2 job.If you had a forbearance and owe -sell the property or bring the lump sum current to be ready to buy with a loan.When they stop using Debit cards and are paying with antique coins (wheat heads, mercury dimes, etc...) you know the population of an area is (out of money).And then it really can be Pick of the Litter--if you have some denaro.

Specifics are below:Desired Purchase Price: 115,000 (Listed at $130,000 and has been on for 120+ days)Both floors are 3bd/1bathBoth units are being rented at $1100 right now plus $50/month revenue via coin laundry. 2nd floor tenant has been there for 6yrs and 1st floor 3yrs.

I have a mgt co (in an S-corp) and my multi-families are in an LLC.  

But the other side of the coin is you can pick up bigger/better house so much cheaper than you could have X years ago.  

Same for MF, except coin washers in common area.
