I managed it myself since it was a unit where I lived and went on to become a property manager years later, managing over 100+ units.Ironically enough, today I only outsource property management for my personal portfolio and I mostly only invest in Real Estate without tenants/maintenance/etc through Note Investing.The only thing I'd do differently: I would have bought 4 units instead of 2!

I try to stay in safe neighborhoods with good amenities, good schools, and higher rents, which should help me against some riff-raff.I personally haven't really had any problems with my tenants, but I also outsource 100% of communication, paperwork, payment, etc. to a property manager.

. 🤔 Words not usually associated with investing...In addition, you have to be a certain kind of human being, I think, to be able to handle these kinds of properties unless, you, of course, outsource all that to a property management company.
