The other thing I've heard is that the cleaning fee can be incorporated into CapEx, Repairs/Maintenance, Booking Fees (I typically run these all at 3%).

My best recommendation would be to create 5-6 different avenues from where you can be sent plenty deals on and off market and if you can do it, try incorporating some small marketing on your own!

@Steve Armstrong, I also suggest incorporating an old school practice by reaching out to student housing.

The pads need to be inspected and cleaned if they are the plastic fiber blue pads and replaced if they are aspen. 

You make the body of your car out of carbon fiber.

That will absolutely help & I'll certainly incorporate it now.

Asbestos is only an issue when the fibers are released into the air.
