Icing on the cake here...the tenant advised me NOT to buy the property.4 - garage - Basically an empty car garage, only thing illegal was the hot water tank sitting on the concrete...some cracks going through the ground.All in all, what a mess.

I have been wanting to get into real estate for quite some time now but it seems im a little nervous to break the ice, I dont know where to start, from what ive read theres a couple of ways people capitalize with real estate, being, buying a house and repairing or doing modifications to increase the value while spending minimal funds, theres buying hosues in developing areas and hoping that as the location matures so will the value of your home then selling it, then theres buying a house making it into apartments and renting it out.

Tenants know I do a series of other maintenance items on the same trip.This is my basic list.(1) Replace AC filter.(2) Bleach AC condensate drain line.(3) Test thermostat and replace batteries if necessary.(4) Exercise ALL shutoff valves - kitchens and bathrooms.(5) Inspect and feel around under sink drains for moisture and leaks.(6) Open toilet tank and look at the tank bolts and overflow tube.(7) Test garbage disposer and throw some ice down.(8) Test smoke and fire alarms.

I had one rental under my name.. that was until my tenant sued me for falling outside the house (on ice, not really my fault, but that's a different story and doesn't really matter anyway) ..
