Lastly, I just want to say how truly grateful I am too have found such a wonderful community of real estate professionals.

Also note that zoning changes will take a while and they may ask for an arm and a leg for some of of the changes ( just to change from Commercial to residential on ground floor, I had to plant trees (7.5k total cost digging, their special grates are 1K per tree), use a certain type of siding  (Hardy) that cost a lot of money).

His dad demo'd and grated the property and spent the last two years going back and forth with the city on the plans and thinks hes spent between $750-800k all in so far. 

There will undoubtedly be challenges but I feel grateful that it's gone smoothly up until this point for the reason it's sparked my curiosity in real estate.
