I considered recommending a granite countertop and new sink, but I’m not sure the $500+ would really be worthwhile.

Who is your source for affordable cabinets and countertops?

I personally have managed my properties so far but am entering a new realm of exploring management companies to work with so I can "retire" or atleast get away from the grind of my Granite Countertop business and do some traveling. 

Finding the countertops you always wanted, and that new shower tile you've been eyeing at Home Depot, can all be customized to your liking.

I use bedrooms, baths, similar house style (hopefully same model), same neighborhood (careful of stretching across major streets as the values can change), use dollar per square foot to compare, SS appliances, granite countertops etc., and look at pictures of comparable houses. 

These are the original countertops that had to be yanked out because they were so horribly done by the first contractor.

Also consider the countertop- are you going to re-use the existing?
