It states explicitly what I thought it did. https://www.sec.gov/corpfin/amendments-accredited-investor-definition-secg“For example, a person seeking accredited investor status by passing the Series 65 exam would also need to be licensed as an investment adviser representative in her state and would need to comply with all state-specific licensing requirements (e.g., paying annual fees, etc.).”

You are free to amend leases to suite your suites but it may be a good idea to consult with a local real estate attorney and refer to local tenant laws to ensure your amendments stay within the law.

You can then take a pro-rated amount of depreciation, property taxes, mortgage interest and repairs as a rental expense based on either rented rooms / total rooms or square foot provided to tenant over total square footage.If you haven't done this in the past - you may want to have a CPA look at your past returns to see if you can amend it.Also - congrats on purchasing the property in Akron!

They pay on time, they notify when things go wrong, etc.Out of nowhere I got a text this past weekend from the girlfriend saying they have broken up and the boyfriend is moving out soon, but she plans to stay and promises that her parents will help with rent until the end of the lease.I imagine this stuff happens all the time, and it really wouldn't bother me at all if they had handled this all privately and not involved me as long as rent kept getting paid, but she is saying she wants the lease amended so that his name isn't on it anymore.
