Did you do any improvements on the land such as grading, adding solid surface such as paving or rock, fence in the yard, etc?

When analyzing these deals, is it worth it to have a caveat of "well I'll pay very little in "rent" while I live here, then I cash flow when I move in a year", or should I view these as they are on the surface: bad deals that don't make me any cash flow.This is my first post, so hello real estate friends :)

I’m thinking hard surface floors, granite counters, tile backsplash,  stainless appliances, etc.

On the surface it seems like there isn't because of the cash-out Refinance allowing you to get all capital out.

What happens if the buyer gets into other legal issues and your agreement comes to surface?

I just replaced a concrete driveway, because it had cracks and was badly deterioated on the surface.
