Mailing just to out of state owners with some equity is a list that is probably getting pounded right now.  

As in it didn't look like something some kid pounded a 1000 off of on a printing press.

I have been funding deals since about 2003 in Indy.. and many mid western cash flow cities.. and unfortunately west coast buyers just chase yield or cash flow and seem to have cash flow pounded into their head.. and so because its cheap they take excessive risk on low end hard to manage transient tenant base.. 

The listing says 50 pounds, but no one reads.

In their minds, they would be better off taking a 40% pounding in the stock market.AG
