I am signing up for Spark Rent.

We need to know it's ARV to really offer any meaningful advice.The property appears to have a newer HvAC and water heater, which is good.Flags for me are the electrical box in the living room and the lack of primary heat.

Opinion question here.How much savings do you need, or how much passive income, before you quit working and do something more meaningful than simply trying to make a buck?

The agent who sold them to me told me that the Zillow numbers are not meaningful.

I am a people person and have no problems sparking a conversation, especially one as positive as real estate and investments.Thank you all.

None of the items you mentioned are emergencies but should be fixed within a day or so.An emergency would be something is on fire, a water leak that can't be contained with a bucket, a gas leak, or an electrical issue causing sparks or smoke that may result in a fire.  

I use spark rent for monthly rent.
